AREAA Global Steals the Show in Hawaii

On April 3-5, the Asian Real Estate Association of America (AREAA) held its annual Global + Luxury Summit at the Royal Hawaiian Hotel in Honolulu, HI.

AREAA Global was given a 3 hour block in the afternoon of the first day to educate AREAA’s members about some of the projects and initiatives we have going on that they could be a part of, should they choose. The room could only seat about 80 people, but after the first hour of the session more than 100 had crowded in eager to see what we had to offer.

Well, you don’t have to worry if you were unable to make it to the Summit (which was quite the event!), because we are posting all of the presentations on our website!

The External Factors Driving Japanese Real Estate


Japan has a shrinking, 0ld population, a relatively soft economy, and a plethora of available real estate. That would normally lead you to believe real estate values should be trending downwards, right? Wrong.

Low interest rates, moderate to high rental yields, and the prospect of rising values ahead of the 2020 Olympic Games have suddenly put Japanese property back in the spotlight. Far from the days when the Imperial Palace was said to be worth more than all the real estate in California, Japan’s real estate is relatively affordable when compared to other major global markets such as Hong Kong, San Francisco, and New York.

The yen recently sank to a 22-year low against the yuan, leading to an explosion of Chinese investors looking to the Land of the Rising Sun as a great real estate investment. Couple that with the approaching 2020 Olympics (which, statistically, always leads to a surge in real estate values), and it’s not hard to see why now is a great time to invest in Japan.

The real estate market in Japan is not only shaking off the dirt from its free fall in the 1990’s, it is getting downright hot again. If you’re into reading dozens of pages of research and analysis like I am, take a look at this report from the All Japan Real Estate Association about the relationship between the Olympics and Real Estate values in the Japanese market.



The State of Asia America Report


I want to share something with you that our non-profit entity, the Asian Real Estate Association of America, put together over the past several months that we have found to be truly informative and useful. It’s the 2015 State of Asia America Report. The report compiled information about Asians and Asian Americans from a dizzying array of resources and brought it all into a single, beautifully designed, report. The report is easy to read as it is mostly infographs with captions, and covers a number of subjects from Population trends and Ethnic Makeup, to – and this is the important part for us – Global Investment Outlook. Some highlights of the section include:

  • The Asia and Pacific region accounted for nearly two-thirds of all global GDP growth in 2014
  • However, weaker than expected growth has led to greater capital outflows, particularly to the U.S.
  • China accounted for nearly 25% of all cross-border transactions in the US in 2014

There is so much more to be found with this section, that it would require too much of my time to write here. Thankfully, I do not have to, as it has already all been written!
